What is the Short Term Housing Network?
We are an independent research group that strives to present unbiased information on a variety of topics. This particular site is addressing a growing trend in housing for those who need something more than a hotel room but less than a permanent place to live.
What is short term housing?
This is a term that describes a fully furnished apartment, condo, or home that can be rented on a short term basis. Usually short term housing is available for a week or more up to six months or so. Beyond that time frame it is usually more advantageous to simply rent a traditional apartment with a traditional six month (or longer) lease and rent or buy furniture.
What other terms are used to describe short term housing?
Although short term housing seems to be a fairly common name for this sort of arrangement in North America the following terms are often used as well: corporate housing, corporate rental, short term rentals; short term lodging; and temporary housing. Outside of North America (the United States and Canada) the term most commonly used is serviced apartments. Searches for any of these terms on Google will return many, many responses. For the purposes of this web site we will use the terms short term housing and corporate housing interchangeably.
Is a short term housing arrangement like using an extended stay hotel?
The extended stay hotels would like you to think so but in fact they are quite different. After all, no matter how nice the extended stay hotel is it is still a hotel. Most short term housing facilities are in upscale condo developments, condo hotels, luxury resorts, and/or single family homes. In general we find that corporate housing offers a better price point (see our cost comparison) if your stay will be several weeks or longer and that you will generally get far better accommodations with more amenities along with up to two or three times the square footage in a short term housing situation than you will in an extended stay hotel.
Who uses short term housing?
Our research has shown that there are five primary users of corporate housing.
Corporate travelers and/or consultants: These are small or large companies and non-profit organizations who have executives or others who need to spend a month or more in one location and want better and more comfortable accommodations for their corporate travelers. This could be corporate executives or consultants on short term assignments, corporate trainers who have on-going training programs to teach, those being sent into another area for a project, corporate staff who are in the process of previewing a new area while considering a transfer or those who are transferring into a new area and have not yet arranged permanent housing.
Those between homes: This market is primarily for those who are either selling a home or buying one. If a seller the buyer may want occupancy before you are ready to move or before your new home has been completed. For those buying a new home your new home may not be completed (or even started yet!) and you need a place to live in the meantime. In either instance you need temporary housing for one to six months or more.
Insurance adjusters and claimants: When a disaster strikes, especially a large disaster like a tornado or hurricane, there may be hundreds of insurance personnel that need accommodations in a local market. Since they may be on-site for many months hotels are not the best, most convenient ,or cost effective way to provide the needed housing. The corporate housing market is a good way to provide safe, up-scale, extraordinarily comfortable housing for adjusters. On the other side of the coin those who have received significant damage to their own homes may require short term housing until their own property is repaired. Corporate housing provides a much better housing alternative than a FEMA supplied trailer sitting in the front yard of a damaged property.
Creative talent: In cities large and small there will often be a situation where a singer, dancer, actor, or other creative person needs to be in town for weeks or months for an artistic event. Corporate housing is the perfect alternative in this situation since the term of the rental can be easily tailored to provide a cost effective, yet very home like, setting during their stay.
The military: This market is usually personnel who are transferring to a new assignment or who are at a particular military base for a short term assignment. Like the corporate market these can also be those who are transferring in (or out) of a metropolitan area and who have not yet arranged for permanent housing.
